Minervahaven, Amsterdam

On this prime location next to the Ij in the middle of Amsterdam, Vellum helped realise the feasibility study for an apartment flat looking out over the water.


Vellum enabled the property developer to get a good overview of the site, and generate several options that immediately showed him indications of building costs, eventual revenue and the gross yield.

Site scouting

Vellum provides access to a variety of data sources like regulation data, plot data, economic data, and existing building heights, and allows users detailed insights into potential investment sites.

In this case, by comparing the height regulation data with height data of existing buildings, our customer could scout for sites that offer a potential to build within regulations. Because of intuitive color schemes, it was immediately obvious that the site provided a great opportunity for an apartment building, given the . 

Modelling apartments

With a few clicks our customer could come up with detailed building designs and get immediate insight into the potential revenue

In this case, government restrictions only allowed for a 50% ground space area, which is why two separate buildings made sense

By adding objects like trees and cars, the customer had presentable materials that can be shared with colleagues and other stakeholders

Business case analysis

Vellum has built in defaults that are fully configurable to quickly assess the business case. Financial modelling is based on StiKo sheets common among property developers.

Using a variety of metrics, the customer has immediate access in efficiency metrics like BVO/GO ratio, the BAR, and potential bid prices
